How does it work?

1.

Fill out this form and we’ll reach out for a free discovery call to explore the possibility of moving forward with a comprehensive consultation.

2.

In our 90 min consult, we’ll create a room-by-room action plan for the set-up and design of your property. We also offer remote design services to help you every step of the way.

3.

Just before you’re ready to host, we’ll come spend 2 nights learning your property and familiarizing ourselves with your location. We’ll create your listings and begin hosting guests!

  • Numerous factors can influence whether a property is a match for our Collective.

    First and foremost, we prioritize the potential to offer an exceptional guest experience.

    We’re evaluating whether the property is modern and well-designed. Is it easily marketable? Are the owner's financial objectives realistic? Is the owner committed to maintaining and reinvesting in the property?

    We’re also assessing our team's capability to effectively co-manage the property at that time.

  • If you’ve got a dependable, Type A, ride-or-die manager serving as “boots on the ground,” you don’t need to live in the same town. Our team can coordinate cleanings, inspections, maintenance and restocking requests through them if necessary.

  • Great question! We encourage you to look into all your management options because it’s important that we’re the best fit for your needs. Sometimes local management isn’t necessary. Sometimes the local companies don’t provide quality hospitality. Sometimes they’re not a brand with which you feel aligned.

    There are obviously geographic limitations of remote co-hosting, but we might be just the right match for you!

  • Our remote properties offer a more competitive commission rate compared to our properties in the Lynchburg & Hot Springs, VA areas that receive full management services.

    Like most other management companies, we take a percentage of each reservation. (We don’t make money unless you do!)

    Depending on your property's specifics, location, and your needs, our remote commission falls within the range of 15% to 25% of the accommodation fees.

    The services we offer before hosting (Consultations, Design/Set-Up, and Onboarding) vary in fee structure.

  • A good turnover team is VITAL to your property’s success. We’ve got strategies to help you find the right cleaning staff.

    We recommend finding someone with extensive short-term rental cleaning experience. This industry is much different than residential cleaning and requires availability for last minute reservations and early/late check-in requests.

  • Absolutely! We know that’s precisely why short term renting is so appealing.

    Let’s make sure we’re on the same page as to how often you expect to visit, but know that you’re welcome to block dates for your own usage throughout the year.
